Do I really need my own agent for new construction?
Yes — and it costs you nothing extra. The rep at the builder's model works for the builder; I work for you, and the builder pays my commission out of the price they've already built into the home. The one catch: I have to be registered as your agent before or on your first visit, so reach out before you tour.
Is new construction more expensive than resale?
Not necessarily. Builders often run incentives on rate buydowns, closing costs, or design-center credits that can make new construction competitive with — or cheaper than — comparable resale homes. I'll help you compare the real, all-in numbers, not just the base price.
Can you actually negotiate with a builder?
More than most people expect. Lot premiums, upgrade packages, closing cost credits, and incentives on quick move-in inventory are all fair game — especially near the end of a builder's sales quarter. I'll tell you what's genuinely negotiable and what's a sales tactic.
Do I still need a home inspection on a brand-new home?
Yes. New doesn't mean flawless — framing, drywall, and pre-drywall stages all benefit from a third-party inspection, not just the builder's own walkthrough. I'll make sure inspections happen at the right points in the build.
How long does it take to build a new home here?
It depends on the home. Quick move-in / inventory homes can close in weeks, while a to-be-built home typically runs 6–12+ months depending on the builder, community, and permitting. I'll help you set realistic expectations and keep an eye on the timeline as you go.
